Europe’s Kempinski Group is set to open the Kempinski Residences Miami Design District, the group’s first branded residential project in the United States. Developed by Miami-based DaGrosa Capital Development Partners, the project is slated to open in late 2029 in the Miami Design District. Daily management services will be overseen by Kempinski Group, and ISG World will lead sales efforts.
Joseph DaGrosa, founder and chairman of DaGrosa Capital Development Partners, told Hotel Management the company wanted the residences to evoke “the level of grandeur that other Kempinski properties around the world.” The goal, he said, was to “create an ownership experience that lived up to Kempinski’s hospitality standards, and the Miami Design District felt like the right place to do that. From there, the focus was on creating cohesive and complementary residential buildings at their core, supported by service and design.” By having the residents enjoy a hospitality-level residential experience. This structure allows for consistency without losing the feel of a true residential community.
The Miami Design District, DaGrosa continued, has become one of the city’s most “globally recognized neighborhoods for art, design and culture.” The development will be at the eastern edge of the Miami Design District. “It’s a location that naturally supports a high-end residential lifestyle,” he said. Bringing the European concept to the U.S. is less about importing a European aesthetic and more about translating a service mindset, DaGrosa added. “Kempinski’s hospitality heritage is rooted in refinement and attention to detail, and that approach works naturally within Miami’s design-forward residential environment.”

This project, DaGrosa said, is intended to establish Kempinski’s residential presence in the U.S. in a very deliberate way. The focus right now is on delivering this development which we hope can serve as a blueprint for future Kempinski-branded residential projects.
The Residences
Kempinski Residences Miami Design District will have 132 private residences across two 20-story towers, along with six townhomes and 17 guest suites exclusively for sale to residents. The residences will range from two to four bedrooms, with interiors measuring approximately 2,100 to 3,100 square feet and total living areas of up to 3,700 square feet.
The project will be designed by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea, a collaboration shaped by the Design District’s legacy of architecture, materiality, and thoughtful urban integration.
Amenities will span both towers, connected by an elevated third-floor amenity bridge. Wellness offerings will include a fitness center, spa and recovery zones, lap pool, cold plunge, infrared and steam saunas and outdoor training areas. Social amenities will include a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room and golf and Formula 1 simulator rooms. Family-focused spaces will include children’s playrooms, splash pads, shaded play areas and a padel court. The property also will have electric-vehicle charging stations.
